Week ending Oct 24, 2026: the San Diego metro-area buyer-versus-seller gauge read “Leans buyers” (58 out of 100), unchanged from last week. Months of supply were 4.1, higher than 4.0 a week earlier, with a price cut on 10% of listings.
What changed
- Supply. Months of supply at 4.1 (higher than 4.0 a week earlier); 5,982 homes were for sale in the metro area.
- Listings and contracts. 458 new listings against 471 the week before, and 335 new pending sales against 344.
- Price cuts. 10% of listings had a price cut, about the same as last week’s 10%.
- Mortgage rates. The Freddie Mac 30-year average was 7.32% (week of Oct 22, 2026), lower than the prior week’s 7.40%.
If you are buying
- Supply is on the tighter side at 4.1 months, so a strong pre-approval and a decisive offer help.
- Price cuts on 10% of listings show that some sellers are adjusting; check how long a home has been listed and whether the price has already moved.
If you are selling
- New listings outpaced new pending sales this week, so a home stands out most when it is priced and presented well from day one.
- The gauge describes the region; the price that matters is the one that matches your street, your condition and today’s buyers. Ask Rudy for a personal market report.
