Where they sit

Each of these places has its own character, and none is a copy of another.

Across the bay and south: Downtown San Diego (ZIP 92101) faces Coronado across San Diego Bay; Point Loma (ZIP 92106) is a peninsula community across the bay, and Ocean Beach (ZIP 92107, which includes Sunset Cliffs) sits on its ocean side. Imperial Beach (ZIP 91932) is a separate city south of Coronado, along the Silver Strand.

Up the coast in the city of San Diego: Pacific Beach (ZIP 92109, which also covers Mission Beach) is a beach community between Mission Bay and La Jolla, and La Jolla (ZIP 92037) is a coastal community north of downtown.

North County: Del Mar (92014), Solana Beach (92075), Encinitas (92024), Carlsbad (92008, 92009, 92010 and 92011) and Oceanside (92054) are separate coastal cities. Cardiff (92007) is the Cardiff-by-the-Sea community of Encinitas, which has its own ZIP code; Leucadia and Olivenhain share ZIP 92024 with the rest of Encinitas. Rancho Santa Fe (92067) is an unincorporated community inland from Del Mar and Solana Beach. Oceanside’s other ZIP codes (92056, 92057 and 92058) are not shown.

A ZIP code is a mail-delivery area, so each contains more than one kind of street, and a home’s own address matters more than any average.

How to use this page

  • Start with the type of home. A condominium in one place and a house in another are different purchases; the market reports show the typical value by home type.
  • Look at the monthly cost, not just the price. Taxes, insurance and association dues can change the ranking.
  • Then check the address. Streets a few blocks apart can price very differently, and the ZIP average cannot show that.

Common questions

Which of these markets is the most expensive?

The table above lists the typical value in each; it updates monthly. Averages hide a lot, so compare the type of home you want.

Are these the only alternatives to Coronado?

No. They are the coastal markets people most often compare. Ask Rudy to add another area to the comparison.

Where does the data come from?

Values, rents and activity come from Zillow Research; the housing profile comes from the Census Bureau’s American Community Survey.
