This is an estimate for planning, from Zillow's ZIP-wide typical values applied to your purchase price. It is not an appraisal, a broker price opinion, an offer, a loan offer, or tax or legal advice, and Rudy is a real estate agent, not a lender, appraiser or tax professional.
How the estimate works
- We read Zillow's 92118 typical value for your home type at your purchase month and at the newest month on file.
- Your price changes by that same percentage, and your condition choice sets the range.
- On an original loan, the balance is estimated from regular fixed-rate payments that begin the month after you close.
- Equity is the range's midpoint less your loan; the net also subtracts selling costs and comes before tax.
- The Prop 13 line multiplies your price by the yearly State Board of Equalization factors, capped at 2% each year.
Your Prop 13 value and Prop 19
Prop 13 sets taxable value at the purchase price and limits annual increases to 2%, so two neighbors in the Village or the Cays can be taxed on very different amounts depending on when they bought.
Owners 55 or older may use Proposition 19 to transfer taxable value to a replacement anywhere in California, provided they buy it within two years; the benefit is limited to three uses. The assessor decides eligibility.

- Freddie Mac Primary Mortgage Market Survey (PMMS): weekly 30-year and 15-year fixed averages; the page uses the mean for your purchase month (monthly means through October 2026; latest weekly 30-year average 7.24% on Oct 29, 2026)
- California State Board of Equalization, Letter To Assessors No. 2026/002: inflation factors for 1976-77 through 2026-27, with Revenue and Taxation Code section 51 and California Constitution article XIII A, section 2(b) (January 13, 2026)
- California State Board of Equalization, Proposition 19 (checked Oct 30, 2026)
- Assumptions, not sourced figures: the condition range (the same rule of thumb as the home value range tool), 6% selling costs, 20% down, regular payments on a fixed-rate loan starting the month after you bought, and the first inflation factor applying on the first January 1 after your purchase
Questions owners ask
Does this know which Coronado neighborhood I am in?
No. It uses one index for all of 92118, so a condo in the Shores and a house near the Village move together here. Recent sales in your own neighborhood tell the real story, and Rudy can pull them free.
Why not an index for each neighborhood?
This page uses Zillow's ZIP-code series, which runs month by month back to 2000 and is measured the same way for every owner in 92118. What sets the Village, the Cays and the Shores apart shows up in comparable sales, and that is what a personal review adds.
How do I handle a refinance or a home equity line?
Choose the second loan option and enter the combined balance you owe now. The page uses it in place of the payment estimate.
Is the taxable value an estimate of my home's worth?
No. Prop 13 taxable value is your price raised by at most 2% a year. Your tax bill has the exact number, and market value is separate.
