WEEKLY UPDATE · SEPTEMBER 2026

Week ending Aug 8, 2026: the San Diego metro-area buyer-versus-seller gauge read “Balanced” (46 out of 100), unchanged from last week. Months of supply were 3.3, about the same as 3.2 a week earlier, with a price cut on 10% of listings.

What changed

  • Supply. Months of supply at 3.3 (about the same as 3.2 a week earlier); 6,204 homes were for sale in the metro area.
  • Listings and contracts. 559 new listings against 588 the week before, and 434 new pending sales against 442.
  • Price cuts. 10% of listings had a price cut, about the same as last week’s 10%.
  • Mortgage rates. The Freddie Mac 30-year average was 6.69% (week of Aug 6, 2026), about the same as the prior week’s 6.66%.

If you are buying

  • Supply is on the tighter side at 3.3 months, so a strong pre-approval and a decisive offer help.
  • Price cuts on 10% of listings show that some sellers are adjusting; check how long a home has been listed and whether the price has already moved.

If you are selling

  • New listings outpaced new pending sales this week, so a home stands out most when it is priced and presented well from day one.
  • The gauge describes the region; the price that matters is the one that matches your street, your condition and today’s buyers. Ask Rudy for a personal market report.
