What It Actually Costs to Own a Home in Coronado

The purchase price is only the first number. Here are the ongoing costs worth budgeting for before you make an offer on the island.

Two Coronado homes with the same price can cost very different amounts to own. Before you fall in love with a property, it helps to price out the full picture. This is a checklist, not a quote, since every property and lender is different.

Property taxes

In California, the base property tax rate is generally about 1 percent of the assessed value, which for a new buyer usually starts at the purchase price. Voter-approved local charges are added on top, so the real bill is somewhat higher. Ask for the actual tax bill for any home you are seriously considering, and remember it typically resets based on your purchase price.

Homeowners insurance

Insurance costs depend on the age of the home, its construction, and its location. Get quotes early, before you are deep into escrow, so there are no surprises. Older homes and waterfront properties may need extra attention.

Flood insurance, where it applies

Some parts of the island are in FEMA-designated flood zones. If the home is in one and you have a federally backed mortgage, flood insurance is usually required. Your lender or insurance agent can confirm the zone and price the coverage.

HOA dues and building costs

Condos and planned communities have monthly association dues, and larger buildings can also have special assessments for major projects. Read the association's budget and reserve information, not just the monthly number. If you are looking at the Cays, ask what the association covers and whether dock or slip costs are separate.

Upkeep near the water

Salt air and sun are hard on paint, metal fixtures, roofs and outdoor equipment. Budget a little more for maintenance than you would inland, and ask a home inspector to comment on exterior wear.

One-time costs

Closing costs, inspections and moving expenses come on top of your down payment. Many buyers set aside a cushion for repairs and small upgrades in the first year.
